Mortgages After Bankruptcy: Easier Than You Would Expect

Give yourself time to rebound. Whether you had to turn to bankruptcy because of a divorce, a medical emergency, a job loss, or a problem spending habit, give yourself a little time for the air to clear before house hunting. Mortgage lenders will want to see that you have put some space between you and your money troubles. You can use the time to start saving for your down payment.

Fix the root problem first. Figure out where your money troubles started and patch up the leaks. If you wound up in court because you couldn’t control your credit card spending, resist the urge to rack up new debt after your bankruptcy discharge. Mortgage lenders won’t help you if you appear to be repeating the same bad cycle. Pay your rent on time for two years. Do whatever it takes to get your rent to the landlord on time for twenty-four consecutive months. If you miss a month, the clock starts again from zero. Therefore, chop out anything in the budget that could set you back from your dream of a fresh mortgage. If your landlord doesn’t report to any of the major credit bureaus, that’s okay. Just get a dated receipt for every rent payment, which you can use to prove your case to a mortgage underwriter.

Save up a twenty percent down payment. With all the no-money-down mortgage offers you see on television, it sounds almost antiquated to stash a huge chunk of money into savings. In reality, a solid down payment proves to a mortgage lender that you’re serious about overcoming your past problems with money. A large down payment will also reduce your monthly mortgage payment and save you from paying high priced default insurance on your loan.

Work with a live human being. Don’t let a computerized scoring system stand between you and your mortgage. Because mortgages are secure debts, many lenders stand ready to compete for your business, despite your past credit history.

Mortgage lenders, especially those with branch offices in your neighborhood, can perform a “manual underwriting” process where they examine documentation like your rent receipts and your bank statements to show that you have truly overcome your past problems.

Alien Invasion of Planet Earth PART ONE

IT IS WRITTEN. Satanic Panic and the Alien Connection – PART ONE

“It is written!”

Man, them’s fightin’ words!

Christ was confronted by Satan himself during His pre-ministry, 40-day, spiritual warfare training session in the desert. The Bible reveals He was “led by the Spirit … to be tempted by the
devil” (Matt 4:1), and He proved to the enemy that He was ALMIGHTY, referring to Himself as “the Lord your God” (v.7 and 10). His chief weapon? The Word of God, as He repeatedly reminded
the devil of that which had been written.

He resisted Satan and the devil did flee. There’s our example.

Hell’s angels: a true story

Satan must have been terribly discouraged after this bout with Jesus. He had waited a lifetime for that face-off. He had been tormented for ages by that “seed of the woman” issue which God
SPOKE forth in Genesis 3:15. The Lord told him directly: “I will put enmity between you and the woman, and between your seed (children of the darkness) and her seed (Jesus); He (Jesus)
shall bruise your head, and you (Satan) shall bruise His heel.”
Bruise Jesus’ heel? Painful but not lethal. Bruise Satan’s head? John 3:8 says, “the Son of God came to destroy the works of the evil one.” Ouch! Satan had no choice but to devise a plan to
halt the coming of this Redeemer of humankind.

Ever wonder why Satan unleashed his sexually deviant angels to procreate with the “daughters of men” in Genesis 6 (Jude 6-7)? That’s right, he would impregnate their women in an attempt to infiltrate “her seed.”

Inconceivable? No, very clever, really. He covered all the bases. Too weird for you? Never heard this taught in Sunday
school, I’ll bet. Weird but, please hear me out.

Yes, Satan took God at His Word. God said it and the devil believed it. Curious about the offspring from these unthinkable unions? (Hang on. This is where it gets weird.) Genesis 6:4 refers to them as the Nephilim, soulless or fallen giants. The word “giant” means “a huge being (not necessarily human) of great size and strength.” Today we think only of a person of great stature. Though the Scripture refers to them as being “heroes of old, men of renown,” God saw them, and the entire planet, as ripe for judgment.

Giants are mentioned in the following verses of Scripture. Check ‘em out: Gen 14:15; 15:13-21; Deut 2:10-12,22; Josh 14:15;15:13; 21:11; 1 Sam 17:4; 2 Sam 21:16-22. We can trace the stories we’ve read of half men, half monsters back to Greek mythology… centaurs, the gorgons slain by Perseus, those types of grotesque creatures. But I contend that they had their origin in the antediluvian (pre-flood) days of Genesis 6, the race resulting from this demon/human fraternization.

Remember when Moses sent out the 12 spies? What was their frightening report? “GIANTS IN THE LAND!” The word there was “Nephilim.” Their fear resulted in 38 years of wandering in
the desert. When Joshua came along, God’s instructions were to go to Canaan and wipe out all human life (or anything remotely resembling such?). Was He cleansing the gene pool? (For those who don’t think angels can take on beautiful manly forms, the Scripture is full of examples to the contrary, from Abraham in Genesis 18:2,22, to the men of Sodom, Genesis 19:5,to Jacob, Genesis 32:24,30, to Joshua in Genesis 23:13 and 15. Mark 12:25 is the usual prooftext for the asexuality of angels, but this verse merely says that, at the resurrection, the newly risen will be like the angels in Heaven, neither marrying or being given in marriage.Nothing about being ungendered).

An interesting note: Dr. John E. Mack, professor of psychiatry at The Cambridge Hospital, Harvard Medical School is a contributor to over 150 articles in professional (peer-reviewed)
journals and a former Pulitzer Prize winner. He claims to have been involved in nearly 100 cases of alleged UFO-abductions personally, and has shocked the professional community by
declaring that he believes these beings may be real and that they appear to have an agenda to develop a hybrid race!* (Probably not THAT shocked. Apparently, some REALLY smart
people in science and government are REALLY concerned about this matter). At a professional conference on abductions at M.I.T., Dr. Mack asked;, “If what these abductees are saying is
happening to them isn’t happening, then what is?”**

Could all this UFO stuff involve a return to the mysterious “Days of Noah” referred to by Jesus in Matthew 24:37 that would precede His return? Some seem to think so. Perhaps a society of giant freaks would not impress modern man as much as reports of little green kidnappers in flying saucers doing body probes from a mother-ship. Satan knows mankind very well.

From Noah till now.

At any rate, God apparently had enough of all this unnatural perversion so He shook the etch-a-sketch,destroying all life on the planet with a great flood, saving only righteous Noah and his
family. Satan was licking his chops as the only humans remaining were confined to a boat amid a tumultuous sea. For years he was left wondering, “Is that the Messiah? How about that one?”
Now, all of humanity was limited to these boat people. Like fish in a barrel.

Do you remember Ham? He was the irreverent second son on whom Noah pronounced a curse when the boy walked in on him while he was passed out, drunk and naked. Bear in mind, this
was immediately after the flood. My Heavens, the ground wasn’t even dry yet and the enemy was already at work! From Ham came the people of Canaan who ultimately spread to Sodom
and Gomorrah, two cities whose names are synonymous with perversion.
NOTE: Always peel the onion skin and trace the root of any sin, personal or territorial. Other cultures who descended from Ham include the Egyptians, Assyrians, and the Phoenicians. All
of Ham’s descendants developed extremely affluent cultures. Yet, for all their prestige and power, they were also known to be deplorably immoral. By the way, Noah was quite possibly NOT a drunk. Whether he became the “father of alcoholism” as a result of the buzz he got from this experience, well, the Bible is silent. Actually, drinking the nectar made from the vineyard he planted, once the floodwater receded, possibly caused him to become inebriated only because the new post-flood environment made the juice ferment more rapidly than he could have anticipated.

In defiance of God, one of Noah’s offspring, and our forefather, a demonically-inspired man named Nimrod, was the prime instigator in building the tower of Babel, man’s first feeble attempt to reach God, (Gen. 11:4). Nice try, Nimrod. (Funny how we’re STILL trying to reach God by our own efforts.) The Bible says Nimrod “was a mighty hunter before the Lord,” (Gen.
10:9). His hunting prowess doubtfully referred to his skill with a bow as in Esau’s case, for example. Esau was “a skillful hunter, a man of the field,” (Gen. 25:27). This Nimrod was a hunter of the souls of men, empowered by Satan and able to win the minds, wills and emotions of his people. Imagine! This demonized soul-winner inspired his people to build a tower to reach the stars! This was a painstaking project of colossal proportions. They weren’t looking for something to do. They were driven. Inspired. Nimrod was a great leader and great leaders aren’t necessarily good ones.

The zodiac and astrology are two things we can trace to Nimrod and the tower of Babel; two things that have consistently diverted the attention of humans from the things of God throughout the ages. Millions are still trusting in the stars rather than the one who made them.

Nimrod’s wife, Semiramis, was called “Supreme One,” the priestess, and was eventually referred to as “Queen of Heaven.” A legend developed within the Babylonian religion that she was impregnated by a sunbeam and gave birth to a son, Tammuz. Obviously, this was Satan’s counterfeit for the virgin birth of the coming Messiah WHICH he knew about from THE BEGINNING and
had thus devised a plan to confuse humankind from day one. He sure understood God’s plan, didn’t he? That which has been WRITTEN for our benefit had been SPOKEN to him directly
by God Himself. Satan didn’t know when this “seed of the woman” would arrive to “bruise his head.”

In time, the entire civilized world would pay homage to some version of a mother and son combo. In Babylon, it was Semiramus with her son, Tammuz. In Egypt, they had Isis and her boy, Horus. In India, it was Isi and Iswara. Asia had Cybele and Deoius. The Greeks had Aphrodite and her son, Eros and the Romans had Venus and Cupid. When the stories of Mary and
Jesus came along, much of the ancient world would yawn, seeing them only as another motherson team in another culture.

At any rate, the Babylonian legend was that Tammuz was killed by a wild boar and Semiramis wept and cried for forty days, mourning and fasting. As a result, Tammuz was resurrected.
A resurrection, too, eh, Satan? Neat trick, devil. Very seductive. All the different cultures contained counterfeits such as this, bringing about confusion, doubt, and a general apathy when presented with the REAL mother and son, the virgin Mary and her Redeemer/Son, Jesus.

Water Conservation Ideas for the Kitchen Sink

It can sometimes be difficult to visualize the importance and direct effect that simple conservation efforts can have when we are bombarded with negative information regularly. Lets take a look at what a few changes in the activities around the kitchen sink can do.

Rather than running the tap when cleaning vegetables, use a bowl of water. Later, reuse it to water outdoor plants. Reusing water from rinsing out the coffeepot for outdoor plants, the compost or lawn is something we do all the time. Rich in nitrogen as well as some trace minerals, coffeepots should be diluted with water before using. Choose a different group of plants every day and you may find you no longer have to water or fertilize them very often at all. Cooking water (pasta, steamed vegetables, boiled potatoes etc.) can be used in the same way – just let it cool first. All of these water sources contain extra nutrients that will aid your gardens immensely. Very hot cooking water can be used to kill weeds – simply pour it directly on the weed and around its roots.

After meals, scrape your dishes into the compost bucket before rinsing. While rinsing, place other soiled dishes, jars and utensils underneath while you work; it will begin the presoaking process – reducing labor and water use. Anything caught in the sink basket can be contributed to the compost, too.

Save about 5 gallons of water per washing by doing dishes in a few inches of hot soapy water. It may seem funny to do this – but by turning the hot water tap on to rinse the dishes into the sink the level will slowly increase and will maintain a hot temperature. This way, another sink full of water solely for rinsing is no longer necessary. We sometimes use rinse water to pre-soak stuck on dishes as well.

In the winter, the water from washing or soaking dishes should be left to cool. This way it releases its valuable heat into the home, rather than the sewer. Dishwashers, that are not built-in, allow reuse of the water for pre-rinsing heavily soiled dishes because they drain into the sink. The water can be trapped in the sink, or a soiled pot, where the heat is slowly released into the home, saving energy costs in the winter. Of course, the opposite applies in the summer, when extra heat is not desirable.

Very hot water is not always necessary for all washing and rinsing needs. Usually, by the time we are finished washing our hands, the water is just beginning to warm up – so really, all we have done is heat up our pipes. We can conserve water easily by turning off the tap while lathering hands. The running water is really only necessary for initial wetting, then rinsing – so running water in between is really a waste.

Now, if you measured the amount of water saved each day by those simple methods we just described – there would be dozens of gallons of pure, drinkable water left untouched in the reservoir. By reducing hot water consumption, our energy bills are a little bit smaller. All this, just from the kitchen sink!

Bavarian Pope to Sweep Europe Off Its Feet?

“Pope Hopes Trip to Germany Spurs Faith” ought to alarm everybody who dares to disagree with the bloody Catholic Church! Both the Bible and history testify against the Babylonian Mystery religion masquerading as Christian, exposing its origins with the Samaritan sorcerer Simon Magus, not the Jew Simon Peter. Simon Magus, first pagan pope, mesmerized the masses with his dark powers they wrongly assumed were from God (Acts 8:9-11). Now this German pope claims “Providence wanted my first trip abroad to take me to Germany.”

Why Germany? Didn’t Hitler also claim that Providence had chosen him to lead Germany? Are we about to see an unholy collaboration between the Catholic Church and Germany surface that has been germinating since the fall of the Third Reich?

Will the idea of reviving the unholy Roman Empire of the German Nation be the engine that drives Europe over the nuclear precipice in seeking to conquer and convert others to the Vatican’s views and brand those unwilling to get swept away with “Christian” emperor worship as heretics and condemn countries with the Jesuit attitude of “destroy the body to save the soul?” Does this hard-line pope have it in mind to mark some for destruction who get in the way of his counterfeit kingdom of God?

The German pope confesses his trip to Germany is expected to start “a wave of new faith among young people, especially the youth in Germany and Europe.” Faith in the idolatrous traditions of the Catholic Church, infested with the rot of replacement theology — not the biblical beliefs of Sabbath-keeping Christians!

Will such a tsunami wreak havoc for those who choose to love and obey God — not some wannabe divine emperor playing God, a new world dictator promoted by the Vatican as the elect of Providence to lead Europe?

Like Simon Magus, will this German pope soon perform miracles from hell to mislead the masses and get them eating out of his hand? Even making fire come down out of the sky to dazzle the delirious crowds and inspire them to recreate the continent in his image? (Rev. 13:13-14).

Watch for this German pope to get more political and call for a “Defender of the Faith” to lead Europe and “save” the world.

Home Equity Loans

A home equity loan is one of the various types of home loans available. It is a loan that can be made to borrow money by pledging the house as collateral for the loan. People with an urgent need of a large amount of money who don’t have good credit find home equity loans attractive.

The home equity loan proves to be advantageous in many ways. This is because they have a comparatively lower interest rate than other loans that is usually tax-deductible. They are easily accessible for a person who has bad credit. The greatest advantage here lies in the fact that borrowers can get other large loans through this loan.

Borrowers may need large amounts of money to perhaps remodel or renovate a house, to pay for a child’s college education, to purchase a second home, or to cover any other higher interest loans he may have. There are some things you have to be careful about in this loan. The most important disadvantage of this loan is that you stand to lose your house if you fail to meet the payment schedule of the loan. And make sure you know who you are dealing with when getting a home equity loan, as there are many scammers who have found ways of cheating homeowners out of their houses through this loan.

To prevent any cheating or scams, it is wise to shop around for the loan through various banks and brokers. Compare the different rates of the different sources and get recommendation from family members or friends before settling on a loan. It is advantageous for you to make sure you manage your credit score and credit reports well. Lastly, make sure that this is the right deal in the first place. Remember to plan your budget beforehand to make sure the loan will not overburden you.

The Holy Spirit and the End of the Age

Joel’s Prophecy of the Last Days

Joel foresaw the coming of the Spirit in connection with the last days. (Joel 2:28-30) It is important to note that these were the last days of Israel and of the covenant that God made with them in Sinai. (Hebrews 1:1,2; 8:13)

The coming of the Spirit signaled that the time of judgment had arrived. In the chapter following, Joel adds, “For behold in those days and at that time, when I bring back the captives of Judah and Jerusalem, I will also gather all nations, and bring them down to the Valley of Jehoshaphat; and I will enter into judgment with them there…(3:1,2)

Peter Cites Joel’s Prophecy As A Warning of Impending Judgment

On Pentecost following Christ’s resurrection, Peter described the events occurring on that day. There appeared cloven tongues like fire, a sound as of a rushing wind and eleven Galileans stood miracoulously speaking in dozens of foreign languages before a curious multitude of devout Jews.

Quoting Joel (2:16-20), Peter warns the nation whose hands were still dripping with the blood of the Messiah, namely that judgment upon them would arrive in short order. The national message of warning urged by the apostles was, –repent! For those who did, salvation awaited.

Particularly, they were to save themselves from that perverse generation, (Acts 2:40) i.e. the one upon whom Jesus predicted would come vengeance for all the righteous blood shed on the earth. (Matt. 23:34-38)

The Spirit and the Parousia

Jesus promised the Holy Spirit during the interim of his going to the Father. This was the time of longsuffering and encouragement to the nation to heed the message of repentance. (2 Peter 3:9)

During his absence Jesus would not leave the disciples as orphans. In his place, he would send the Holy Spirit as a helper until his return. Through the signs, he worked with the apostles until the end of that age, Mark 16:20, Matthew 28:20.

This time is however brief as Jesus referred to it as a “little while,” (John 16:16-19). Jesus’ coming, then at hand, (James 5:7,8) came in a very little while, (Hebrews 10:37), –a period of about 40 years.

Jesus’ return marked the end of the eschatological Spirit in the last days. No longer is he absent, but once again present with the church, not in humiliation, but in his glory, as Lord of lords and King of kings (2 Corinthians 5:8; 1 Timothy 6:14, 15).

Born To Bear Witness

Our Text

“There was a man sent from God, whose name was John. This man came for a witness, to bear witness of the Light, that all through him might believe. He was not that Light, but was sent to bear witness of that Light.” (John 1:6-8)

“Now this is the testimony of John, when the Jews sent priests and Levities from Jerusalem to ask him, ‘Who are you.’ He confessed, and did not deny, but confessed, ‘I am not the Christ.’ And they asked him, ‘What then? Are you Elijah?’ He said, ‘I am not.’ ‘Are you the Prophet?’ And he answered, ‘No.’ Then they said to him, ‘Who are you, that we may give an answer to those who sent us? What do you say about yourself?’ He said, ‘I am

The voice crying in the wilderness: Make straight the way of the Lord, as the prophet Isaiah said.’ Now those who were sent were from the Pharisees. And they asked him saying, ‘Why then do you baptize if you are not the Christ, nor Elijah, nor the Prophet?’ John answered them saying, ‘I baptize with water, but there stands One among you whom you do not know. It is He who, coming after me, is preferred before me, whose sandal strap I am not worthy to loose.’ These things were done in Bethabara beyond the Jordan, where John was baptizing.

The next day John saw Jesus coming toward him, and said, ‘Behold! The Lamb of God who takes away the sin of the world! This is He of whom I said, “After me comes a Man who is preferred before me, for He was before me. I did not know Him; but that He should be revealed to Israel, therefore I came baptizing with water.”‘ And John bore witness saying, ‘I saw the Spirit descending from heaven like a dove, and He remained upon Him. I did not know Him, but He who sent me to baptize with water said to me, ‘Upon whom you see the Spirit descending, and remaining on Him, this is He who baptizes with the Holy Spirit.’ And I have seen and testified that this is the Son of God.’

Again, the next day, John stood with two of his disciples. And looking at Jesus as He walked, he said, ‘Behold the Lamb of God!’ The two disciples heard him speak, and they followed Jesus.” (John 1:19-37)

“After these things Jesus and His disciples came into the land of Judea, and there He remained with them and baptized. Now John also was baptizing in Aenon near Salim, because there was much water there. And they came and were baptized. For John had not yet been thrown into prison. Then there arose a dispute between some of John’s disciples and the Jews about purification. And they came to John and said to him, ‘Rabbi, He who was with you beyond the Jordan, to whom you have testified – behold, He is baptizing, and all are coming to Him!’ John answered and said, ‘A man can receive nothing unless it has been given to him from heaven. You yourselves bear me witness, that I said, “I am not the Christ,” but, I have been sent before Him. He who has the bride is the bridegroom; but the friend of the bridegroom, who stands and hears him, rejoices greatly because of the bridegroom’s voice. Therefore this joy of mine is fulfilled. He must increase, but I must decrease.’” (John 3:22-30)

John The Baptist

He is not to be confused with John, the apostle, who was the son of Zebedee and authored; John’s Gospel, the three letters of John, and the Revelation of John.

John the Baptist was the son of Zachariah and Elizabeth (Luke 1). His birth was foretold by an angel to his parents, when they were elderly. His birth preceded that of Jesus’, who was his cousin. He became a “Hell-fire and Brimstone” preacher. Preaching “repentance to the Jews.” His dress was very crude, that of camel’s hair. His diet consisted of locusts and wild honey. However, even though he was not a “polished” preacher, he drew the crowds. He baptized Jesus in the Jordan. Due to his straight forward preaching, he ended up having his head removed (Matthew 14:1-12). The name “John” means “Gift of God” and is a Hellenized form for “Jonathan.” There is a similarity between John and his Old Testament namesake. They both gave up the opportunity to be popular for someone else. Jonathan stepped aside for David, while John stepped aside for Jesus. When we find the name “John” in the fourth Gospel, it is always in reference to John the Baptist, and never the Gospel writer. John realized that he was born to witness.

John had a tremendous amount of people that followed after him. He was very careful to inform them that he was not the Christ, but only the one to point to Him.

Quite often a preacher has problems with having “Preacher Lovers” in a congregation. That is, people want to follow him, rather than Christ. If he is not teaching or preaching because he has to be out of town, they don’t even attend services. One preacher never tells his congregation that he is going to be gone, because he knows that “when the cat is away, the mice will play.” One has a poor religion if it is “built upon a preacher” instead of Christ. If a preacher “falls,” so does their hope of Heaven. John made it very clear that he came to witness of Christ. Any preacher worth anything today, will do likewise.

In John 3:25-30, an argument broke out among some of John’s disciples over ceremonial washings. They came to John to settle the dispute. He was quick to tell them that Jesus must be given the pre-eminence in all things. John said that he (John) must become less and less in the eyes of man and Jesus must become more and more. The disciples of John were having problems with Jesus gaining popularity, and John had to resolve this problem. John showed how “big” he was by his willingness to take second place. This is a “monument” to his character. It is one that all of us Christians would do well in duplicating. When Christians are willing to work in the Lord’s Church and not care who gets the credit, a great deal can be accomplished. However, if a person fears doing anything, due to not getting a “pat on the back,” then the Lord’s work is drastically limited. If John taught us anything, it was a life of servanthood.

The Mission

In John 1:6 the word “sent” is from a Greek word (Apostello) from which we get the English word “Apostle.” This word normally means “one sent with a message.”

No one has ever had a greater sender (God), nor has had a greater message than to point people to Jesus Christ, as John did. John’s purpose of coming was to testify of Jesus. Day by day people enter court rooms to testify on behalf of others (witness to accidents, business frauds, martial disputes, etc.). However, no one can give a greater testimony than to inform people how Jesus saved them from their sins, when they accepted Him as Lord and Savior, by allowing their faith to cause them to repent of their sins, confess Him publicly, and permit someone to immerse them in the watery grave of Christian baptism.

Now – some people may THINK they are saved, but were really not, according to God’s Word. Some would say they were saved when: they heard a voice; they prayed the “sinner’s prayer” (not found in the Bible); laid their hand on the radio or TV; recited a confession or creed; got goose bumps when hearing a Gospel song; signed a commitment card at a religious service; or “prayed through” at an alter.

In John 1:8, John made it very plain that he was not the Light, but came to be a witness of the Light. All Christians today need to do likewise. That is, make it plain: who Jesus is (God in the flesh); what the church is (God’s redeemed family); there will be a Judgement Day; there is a hell, as well as a heaven; and the Lord’s Plan of Salvation.

Just as John realized that he was born to witness about Jesus, today God needs men, women and youth to do likewise. Too many church members go to the gridirons, ball diamonds and gymnasiums and shout, scream and yell for some athletic contest and then become closed-lipped and yellow-bellied when it comes to “speaking up” for Jesus. Shame on us if we are guilty of such. If we are a “Born Again” child of God, we have been born to witness! Let’s do it, every day that God allows us to live.

Home Seller – Your Home Didn’t Sell What Now?

1)Price it Right – Far and away above any other consideration is the price. The worst home in the worst area at the right price will sell. Get your head out of the clouds, as a seller it’s just another house.

2)Hire the Right Agent – Interview 2 to 3 agents, hire the one who uses the most tools to market your home. The I’m No 1 and pat their self on the back real estate designations are not going to get your home sold.

3)Team Approach to Selling – Agents who use a team approach to their business have the right attitude towards real estate. Today’s single agent actually does 14 different jobs in the home selling and buying process. A team can spread the work load, specialize, and has less chance of dropping the ball (you and your house).

4)Advertising Systems – Where, when and how often will your home be advertised in newspapers and home magazines. We know that about 90 to 95% of calls on ads reject the house after receiving all the information. But it is a fact that advertising especially using a 800# call capture systems with a compelling ad will draw buyer prospects for your agents’ team to work with.

5)Signs and Sign Riders – signs with 800# call capture number. Show your agents web page address. Web page must have free reports and other areas for buyers to register. Sign riders offer compelling reasons for buyers to call the 800#, zero down, special financing, low down payment, Buy this house and I’ll buy yours for cash are some that work well.

6)Open Houses – One of the least effective ways to market a home. Saturday or Sunday afternoon for 3-4 hours you go to the mall and your agent hangs out watching TV. How about an open house tour 5 to 6 homes open the same day for 15 to 20 minutes each, the group goes from house to house creating an auction like affect and get to you stay home and see the show.

7)Visual Tours & Photos By using visual tours and multiple photos your agent will get your home placed higher on websites like Realtor.com. Almost 80% of home buyers start their search on the internet it is best for you to be at the top of the list. You can also email your home to friends, neighbors, co-workers, hand-out C/D’s at open house tours. Your agent will also send these out to the top agents in your area.

Agents with multiple approaches to the marketing of your home will work best for you. They are internet savvy have a team and support staff that can handle the various tasks involved with finding the right buyer for your home.

Acquire Swimwear on the Web

In the present day very many people prefer to acquire their swimwear online; buying online is a very easy & proper way to shop in the warmth of your own home.

It’s key to ensure while getting swimwear on the Internet that it defiantly fits you When you procure swimwear on the World Wide Web always be certain that the shop supplies a valuable quality sizing diagram that presents all of the sizes you require. With the use of a sizing diagram one can guarantee to obtain a swimsuit or bikini that fits precisely, as a result reducing the necessity to switch for another size. Renting – Making Other People Rich

Many renters say they prefer to rent because it is simple and doesn’t carry the stress of home ownership. In truth, they are simply making other people rich.

Equity

What if I told you that if you purchased a home, you wouldn’t have to make any monthly payments on it? On top of this, I’d promise you that when the house was sold, you would get to keep all of the equity gain in the home. Sound like a pipe dream? This is exactly what renters are doing for their landlords.

Regardless of how you break down a renting versus homeownership argument, there is one universal fact. If you rent, you are building equity for your landlord. Let’s take a look at a simple example.

Assume you rent a unit in a duplex and pay $1,000 a month for it. Assume further that you live in the unit for three years. During this period, you will have paid your landlord a total of $36,000. You can further assume that your landlord’s mortgage payment was less than $36,000 or he would raise your month payment. The end all effect of this situation is you have paid his mortgage for three years. Think about that for a minute.

Over the three years, you have made every single mortgage payment for your landlord. In doing so, you have helped him build equity in the home through the part of the mortgage payments applied to the principal of the loan. On top of that, the equity growth in the property is entirely his. If you’ve paid off $10,000 in principal and the home has appreciated by 100,000, you’ve just put $110,000 into his pocket. Yep, you’ve been making other people rich.

If you’re renting, you will undoubtedly find the above scenario very depressing. Unfortunately, it gets worse. Go ahead and make a list of your assets and debts. List every single thing you can think of and then subtract the total debts from the total assets. Whatever the number is, would it look better if you had added $110,000 to your balance sheet instead of your landlords?

Renting is a necessity, not an option. You should only rent if you cannot get into a home for some reason. With millions of loan options out there, home ownership should be at the top of your priority list.
